Assessment Notice Change for 2027

Dear Twin Creeks Fulton County HOA Homeowners,

This notice is being provided to formally share important information regarding the 2026 annual HOA assessment, the approved 2026 operating budget, and a planned adjustment to dues effective 2027, in accordance with the Twin Creeks Crossing Covenants and the Georgia Property Owners’ Association Act.

Please review the attached document, which contains:
•The approved 2026 Budget Summary
•Confirmation that 2026 annual dues will remain $150, due March 15, 2026
•Notice of the planned increase to $250 beginning in 2027
•A high-level explanation of the financial factors driving the 2027 adjustment, including rising insurance, landscaping, legal, and administrative costs

The Board’s intent is to operate responsibly, preserve reserve funds for long-term capital needs, and avoid future special assessments while continuing to maintain the community and protect property values.
